TENDER NOTICE
TENDER FOR PROVISION OF MAIN CONTRACTOR OF NEW OFFICE FITTING OUT PROJECT [Tender Ref.: PT_AMD-2025-002]
1. Background Information
CMSI is seeking for a main contractor for new office fitting out project at 32/F., One Exchange Square, Central (“The project”).
The new office is in bare shell condition and a total area of about 13,000 sq.ft (Gross). Raised floor system and A/C system are installed as the provisional facilities. The facilities setting of the new office headquarters shall consist of workstations for various management and departments to accommodate over 150 staff, a reception area, meeting rooms, pantry with multi-function purpose, lavatories and other office ancillary facilities.
2. Scope of Services
The scope of work and services shall cover the following :
Builder Work:
1. Submit shop drawing, material submissions and method statement for review and approval.
2. Coordinate with other contractors and suppliers from Client, including but not limited to IT departments from client and security vendor and furniture supplier.
3. All detail design development to ensure the works can be executed properly.
4. Provide all necessary PPE and conduct safety briefing to all workers on site.
5. Ensure timely cleaning and debris removal on site.
6. Fitting out works to ceiling/wall/floor as per the tender drawing and specification.
7. Submit as-built drawing in PDF and CAD format and O&M manual upon completion of works.
8. Provide temporary signage to suit the handover of site.
9. Provide all necessary protection including but not limited to ceiling and floor covering and hanging rod for holding security devices at ceiling level during the contract period.
10. Builder’s work for new wall mounted MCB location, including but not limited to take down the existing fixture and fitting, wall finishes, and all necessary sub-frame and strengthen works to wall.
11. Provide all necessary mounting for digital display, such as LED walls, TVs, including but not limited to supporting frame and accessories.
12. Identify heavy loading equipment and provide structural calculation and recommendation, such as addition of load spreader, to ensure structural safety. The Contractor shall also be responsible for supply and installation of the recommended works.
13. All necessary statutory submission with AP/ RSE services for any works that required government submission including but not limited to minor works submission, including preparation of submission materials and records.
14. Necessary exit sign / direction sign light boxes.
15. Anti-rodent measure.
16. To comply Client requirement and building fitting out guideline.
17. Preparation of dilapidation report upon site possession.
18. The Contractor shall take every precaution and necessary protection to prevent damage to any existing structure and property during the progress of work and shall be responsible for any damage to such structure and property caused by him or his agents directly or arising indirectly from anything done.
19. Arrange procurement to furniture, fittings and equipment specified in design proposal.
20. Allow night works and weekend works as necessary to accommodate client operation hours and construction phase.
MEP Works:
MVAC system:
1. Supply and install AC Split type systems, including supporting framework or concrete plinth, RSE certification on the framework, necessary statutory & minor works submission.
2. Duct type indoor units installation, including refrigerant pipe connection, ductwork, control wiring, thermostat, air grills and dampers etc.
3. Submit shop drawing, as-built drawing in PDF and CAD format and O&M manual.
Electrical system:
1. Supply, install and dismantle temporary power and lighting, including all necessary submission, deposit and charges from landlord.
2. Supply and install power distribution and sub-main cable.
3. Supply and install necessary lightings.
4. Supply and install power point for signage and light box, excluding lamp fittings inside the signage.
5. Supply and install necessary cable containment for AV, Security, CCTV, access control, IT/Tel system.
6. Submit shop drawing, as-built drawing in PDF and CAD format and O&M manual.
Fire Service system:
1. Alteration, additional and modification of sprinkler system and Hose Reel, including all necessary cost to employing nominated sub-contractors as specified by landlord to complete the works.
2. Supply and install Fire extinguisher.
3. All necessary submission to FSD.
4. Submit shop drawing, as-built drawing in PDF and CAD format and O&M manual.
Plumbing and Drainage system:
1. Complete cold water supply to the new pantries which shall be teed-off from existing cold water main at existing building connection points as shown on drawings. The connection works to all sanitary wares with all necessary valves and associated accessories shall be included.
2. Complete the drainage system for collecting waste water from pantries to existing sewage system as shown on drawings.
3. Building Department Minor Works Submission and necessary submission.
4. To licensed plumber to necessary WSD submission and application for facilitate the employer water supply connection.
IT Cabling Work:
1. Supply and install CAT.6 cabling with cable management on raised floor.
3. Schedule of Tendering
The tentative schedule of tender is set out below and any change to the schedule will be confirmed by tender document or e-mail to Tenderers.

4. Expressions of Interest
To be considered for prequalification, interested parties having relevant resources, qualifications and experience are requested to sign non-disclosure letter as below attached and return to procurement@cmschina.com.hk and quote Tender Ref : PT_AMD-2025-002.
* If Black Rainstorm Warning Signal or Tropical Cyclone Warning Signal No. 8 or higher is issued, our release of the tender result will not be postponed unless otherwise is expressed.
